Our full management service is built for landlords with one to twenty five Burnley area rentals, not portfolios spread across half the country. We look after the routine work tightly because terrace problems usually start small.

Valuation

A practical rent figure based on nearby terraces, current tenant demand and the work needed before advertising.

Advertising

Marketing goes live within 48 hours once keys, landlord ID, EPC, gas safety certificate and EICR are in hand.

Referencing

Applicants are checked for affordability, identity, rental history and right-to-rent before we draft the tenancy.

Deposit

Tenant deposits are normally 5 weeks rent and are lodged with TDS within 30 days.

Rent Collection

We collect rent, chase missed payments early and tell you when arrears need a firmer route.

Inspections

The first visit is after 10 to 12 weeks, then every 6 months unless the property asks for more attention.

Repairs

Elaine Hartley coordinates routine jobs with local trades who understand Burnley terrace layouts and recurring faults.

Renewals

We review rent, tenancy position and property condition before renewal conversations, not after a problem appears.

Compliance Ledger

The Certificate Work Has To Be Boring And Correct.

Gas Safety

We will not let without a valid certificate. If instructed, we can coordinate the remedial work first.

EICR

The electrical report must be valid and any required remedials dealt with before a tenancy starts.

EPC

The property needs an EPC rating of E or above unless we are instructed to make it compliant first.

Smoke Alarms

Smoke and carbon monoxide alarms are checked against the legal position and the actual layout of the house.

Deposit Protection

Deposits are protected with TDS within 30 days and paperwork is kept with the tenancy file.

Landlord ID

We need landlord identity checks complete before marketing, even for landlords we have known for years.

Repairs Policy

A Float, A Limit And No Cash-In-Hand Shortcuts.

Managed landlords keep a £400 repairs float on account. Non-urgent works over £180 need landlord approval before instruction, so a small leak can be handled quickly but a larger spend is still yours to authorise.

Common terrace jobs include slipped slates, leaking chimney flashings, sticking back doors, failed extractor fans, older plumbing joints, yard drain issues, broken locks, guttering, plaster patching after leaks and small joinery repairs.

Repair Principle

We use regular local trades, invoice the work and keep the repair trail visible. We do not arrange cash-in-hand repairs or informal favours that leave nobody responsible.

Work We Turn Down

Clear Boundaries Make The Management Better.

  • Property sales or sales valuations.
  • Holiday lets, serviced accommodation, rent-to-rent schemes or guaranteed rent promises.
  • HMOs, student shared houses or room-by-room letting.
  • Properties outside the 12 mile Burnley patch.
  • Letting without a valid gas safety certificate, EICR, smoke alarms and an EPC rating of E or above unless instructed to make it compliant first.
  • Eviction-only work for landlords whose property we have not managed.
  • Cash-in-hand repairs, informal tenancies or deposits held outside a protection scheme.
